Independence is a relativey new community in South Austin off of Manchaca Rd just north of William Cannon, and just south of Stassney. The homes are built with a craftsman feel, and offer smaller homesites and little less homeowner maintenance as the landscaping out front is coordinated by the HOA. This community is also full of homes with a one car garage only which allows for a more spacious footprint of the home.
Homes in this community are only a few years old as construction was begun in 2006 by Newmark Homes. Newmark was sold to Scott Felder homes recently, and they continue with the latest phase of construction. In 2009, Independence saw 8 listings sell (and remember that individuals can still build new construction in this subdivision). Of the 8 sales, the highest price was $239,960, the low ranked at $204,990, and the average home sale was recorded at $218,577 with an average square footage of 1,868, and sold within 92% of list price.
