Senna Hills
Senna Hills is an elegant community full of rolling hills featuring homes by Taylor Woodrow and Drees Custom Homes. Ground was originally broken in the early 1990’s in this Texas Hill Country subdivision. It’s a quick shot into downtown Austin, or the Lake Travis area as it’s quite close to Hwy 71 on Bee Caves Rd which is a quite central for access to Capital of Texas Highway, Hwy 71/620, Bee Caves Rd, and into downtown.
In 2009, the Senna Hills community saw 35 homes sell between January & December. With a high sale of $729,220 and a low sale of $330,000, there is quite a span between these two amounts. What gives?
Though Senna Hills was begun in the early 90’s, the builders are still building in this neighborhood. 22 of the 35 sales in this community for 2009 were new construction, leaving only 13 resale properties. This price range segment of $400,000-$1M has been one that has seen some of the hardest hits in our recent economic times.
Of the 13 resale properties, their performance was admirable, especially considering they were up against brand new construction, and builders that were working their hardest to appeal to buyers in 2009 as well. The average resale home in Senna Hills sold for $523,157, saw 96 active days on market, and sold within 96% of its sales price. These numbers are great considering quite a bit of inventory in this price range did not move at all last year.
And what were the builders up to in Senna Hills? The data is extremely interesting. Of the 22 new construction homes sold in Senna Hills, the average NEW home sold within 108 days on market, within 90% of it’s list price, and was close to 3500 square feet. The high sale for new construction was $729,220, and the low sale was $330,000. That low sale was incredibly discounted, which is indicated by the fact that it only sold within 81% of its original list price. On every transaction, the builders were compromising the list price in order to move their inventory in Senna Hills.
Schools serving this community are Barton Creek Elementary, Westridge Middle School, and Westlake High in EANES ISD.
