Eanes – Area 8E

The Eanes school district  is mostly encompassed in the area of town known as ‘8E’ in Realtor-speak.  This area includes many, many subdivisions and below is the Eanes ISD boundary map which shows a break out of elementary and middle school boundaries, and Westalke High serves all areas.

This area  of Austin is bordered by Capital of Texas Highway at it’s western and northern lines, Lake Austin to the east, and Mopac at it’s southeastern line. 

When Austinites refer to Eanes, they typically refer to this area of Austin, and 8E  held tightly to it’s continued appreciation through 2007, and has shown signs of recovery in 2009. Looking back four years to 2006, it’s clear that appreciation is solid in the Eanes ISD area.  Exemplary school ratings drive this appreciation as much as the incredibly convenient location which is only 15 minutes to downtown Austin in light traffic. The average sales prices have dipped overall from 2007, yet prices began an upward trend once again in 2009.

Maps below show all sales in this area for 2009, and we’ve broken the sales up into two categories for comparison as you review the sales data for the area.  The map to the left features Eanes ISD properties sold in 2009 under $579k, and the map to the right features properties sold in Eanes over $580k.

2009 featured a high sale of $5,500,000 for a home that was 13,974 square feet, built in 2004, and located in The Summit @ Westrim on Mount Larson.  The low sale came in at $275,000 for a home that was 1,732 square feet, built in 1970 and located in Westwood Subdivision (Only two properties sold under $300k for the year, both in serious need of maintenance and updating. Next highest sale was $320k also in need of updating.)  The average sales price came in at $580,000 with an average square footage of 4,807.

 This area also boasts waterfront homes on Lake Austin, and unique home sites throughout the different subdivisions in the area.  Homes vary in age as some of the older communities began construction in the late 60’s and early 70’s, and newer construction is as recent as 2009.

Subdivisions in this area include, but are not limited to: Bee Cave Woods, Davenport Ranch, Davenport Rim Condos, West Rim, The Preserve, Ridgewood village, Rolling Hills, Rollingwood, Skyline Terrace, Stonehedge Estates, The Summit at West Rim on Mount Larson, Timberline Terrace, The Villas at Treemont,  Treemont, Westlake Highlands, Westlake Hills, Westview on Lake Austin, Westwood, Woodhaven, Wild Basin Wilderness and more.
