Allandale is a fantastic north-central Austin community. It’s boundaries are Anderson Lane to the north, 45th Street to the south, Burnet Rd to the east, and Mopac Expressway to the west.

The Executive Committee of the Allandale Neighborhood Association meets the fourth Thursday of every month at the Covenant Presbyterian Church, Northland Dr. 6:30 – 8:30 p.m. ANA’s general meetings are held in March and September.

2009 was a great year for the Allandale subdivision. They had 92 listings sell from Jan 1 – Dec 31, with a high sale of $536k, and a low sale of $152k. Of course, price depends on location within Allandale, size and finish out of the property. Homes in Allendale are generally older construction built in the 1950’s, 60’s and some in the 70’s. This area has been growing and improving for many years, and new construction can be found from time to time as well, and many of these homes have been updated or remodeled over time. It’s possible to find a great fixer-upper in Allandale, or an updated home reflecting current trends.

The average 2009 sale for Allandale was approximately $298,000 with an average of 51 days on the market. The average home also sells within 96% of list price, and that reflects that this is a desirable area.
