Wells Branch

2 minutes to the toll road, 10 minutes to IBM & Dell, 10 minutes to Samsung, 15 minutes to Ikea, 30 minutes to downtown (non-rush hour) … the Wells Branch neighborhood is situated between Mopac/Loop 1/Toll 1 and IH35 north of Howard Lane and south of Grand Avenue Pkwy.  A couple of the more attractive features of the neighborhood include the meandering park system and the schools. 

The parks in Wells Branch consist of two main park areas with community center, pool, tennis, playgrounds and soccer fields that are all connected with beautiful walking & biking trails.

Wells Branch is in the City of Austin but the Pflugerville and Round Rock school districts cut through the neighborhood.  (I owned a home in Wells Branch when I first moved to Austin in the early 90’s and the RR and PF school district line ran through the middle of my living room.)  This is part of the appeal as there are many young families in Austin who love Austin but want RRISD.

Homes range from the low $100’s to the mid $200’s.  Most homes were built in the 80’s and 90’s with some new construction.
