Castlewood Forest

Castlewood Forest is an older South Austin neighborhood.  Homes were built in this subdivision primarily in the 1970’s.  It is surrounded by the Tanglewood Forest neighborhood, and is bordered by Davis and Manchaca on the north and east, and it is mixed in at some points with Tanglewood Forest on the south.

The average home in this neighborhood is dated, and a fixer upper.  The low sale from 2009 was $199,000, and the high sale came in at $267,000.  Depending on the condition of the home, the price per square foot may vary with a higher cost coming from homes that are considerably updated. These homes went pending with an average of 61 days on the market for 2009, and the average sales price fell at $233,000.  An exciting stat for Castlewood Forest is that the average home sold within 95% of it’s original list  price.  In 2009, only 13 homes in this subdivision were sold!

One detail that sets Castlewood apart from other South Austin neighborhoods is the size of it’s lots.  Some of the homes in this subdivision rest on incredibly large lots in comparison to newer Austin communities.  If a nice yard and ample space between your home and your neighbor’s is a must have, this is an optimal neighborhood for you.  The streets are also lined with magnificent and old trees.
