Tanglewood Forest

Tanglewood Forest is an older south Austin community. It is bordered by Manchaca on the eastern side, and scoots just south of Slaughter. Its northern border is Davis Lane, and it backs up to Cherry Creek on its western border.

The homes in Tanglewood were built between 1982 – 1996. The streets are wide and lined with massive trees which is one of the biggest selling points of this cozy neighborhood. There are numerous one level homes, as well as two levels, and the properties range in square footage from around 1000 square feet all the way up to 2000+ square feet. Most of the lots in this neighborhood are larger than lots in newer neighborhoods, and there is a bit more space in between the homes.

In 2009, Tanglewood Forest saw 38 sales from January to December, and one home actually sold twice. Initially the lowest sale of the neighborhood, this two timing property was severely fire damaged and sold for $114,400 in March of ’09. That is an extremely low price for the 2081 square feet of the property! After renovations, it sold again in December of 2009 for an exciting $218,000. This is one of the highest sales prices seen in this subdivision on the northern side of Slaughter Lane.

Several of the homes in Tanglewood Forest south of Slaughter Lane back to a duck pond and park with greenbelt. The homes are generally of the same age and construction, boast tree lined streets, but you will see some higher prices for some of the upgraded views and backing to a greenbelt.

The average sales price in this subdivision runs right around $160,000, and the average size home runs around 1500 square feet. Listings typically sell within 99% of their list price, and within 30 days of being listed on the market.

How does this neighborhood stack up to others in resale value? Based on the statistic that the average home is under contract within 30 days, and the average home sells within 99% of its list price…This neighborhood is affordable and increasing in value-both of which are hard to find in South Austin. It’s a sound investment if you are searching for a resale property under the $200,000 price range.
