Shady Hollow

Shady Hollow is a wonderful South Austin community with homes ranging in age from built in the 80’s to much newer construction.  The homeowners Assocation is very active, and the community center is a favorite among families living in the area.  The streets of this community are lined and lined with huge trees creating a shady effect throughout the neighborhood.  There are also two sections in Shady Hollow to review as we look at sales data.  Shady Hollow Estates is an arm of the community with larger homesites ranging from 1-2 acres.

Shady Hollow saw great activity in 2009 with 69 total sales, a high sales price of $400,000 and a low sales price of $184,000.  The average home in this area sold for $266,278 ($109 per sq ft), with an average square footage of 2,485.  The average home sold within 97% of list price in this community.

Shady Hollow Estates’ homes were mainly built in the early 90’s or late 80’s.  The high sale in The Estates went for $515,000 with 3,370 sq feet and $152 per sq ft.  The average home sold for $393,700 with an average square footage of 3,451.  On average, homes sold within 92% of list price which is a lower number than we’ve seen in many areas.  Shady Hollow Estates reveals a higher end product based on home site size and price point, and this market was down in 2009.  The low sale was recorded at $310,000 for 2,976 square feet.
