The Ridge at Lantana

The Ridge at Lantana is a newer Austin community and it is in the zip code 78735 with Travis Country West, Oak Hill and Covered Bridge as neighboring subdivisions.  Community access is off of William Cannon and also Southwest Parkway.  There are approximately 342 homesites in this community and because it does not feature community amenities such as a pool or tennis courts, it’s HOA fees are less costly than those of surrounding areas.

Homes were built in The Ridge At Lantana beginning in 2005, and the fourth and final phase of construction was partially completed by late 2009.

This community has a feeling of rolling hills, and a charming quality.  Some high points in the neighborhood offer fantastic hill country views, and because there were 3 different builders (Meritage Homes, Plantation Homes, and Newmark Homes) the construction is complimentary, but not identical as you drive the neighborhood streets.

2009 saw 19 sales for this subdivision, with a high of $539,990, a low sale of $339,000, and an average of $412,000.  The average home was on the market for 105 days prior to close of sale, and square footage ranges between 2400-4200 in the homes sold during 2009.

Why would a buyer choose The Ridge at Lantana vs Circle C, or Legend Oaks?  One of the main perks in this community is that the HOA fees are lower due to less maintenance required.  Though the community does not boast a playground and swimming pool, the residents also get to skip this higher HOA cost.

The schools serving this community include Oak Hill Elementary, Clint Small Middle School, and Austin High School
