Barton Creek

There are eleven exclusive communities within Barton Creek, and we’ve outlined those for you below.

For over ten years now, Barton Creek has matured and grown along with the Austin area at large.    Over the years, subdivisions within Barton Creek have emerged allowing more choices in style and build of home.  This master planned community offers not only homesites, but also luxury apartments, condominiums, and an exclusive retirement community. Each and every pocket of Barton Creek has its own unique feel.

In looking to the 2009 numbers for Barton Creek, we are including all subdivisions and discussing Barton Creek as a whole.  In 2009, Barton Creek saw 46 homes change ownership.  The highest sales price was recorded at $5,150,000 for a 15,266 square foot home. The average sale in Barton Creek was recorded at $1,078,745, and the low sale came in at $550,000.  On average, homes sold for 93% of their original list price and spent about 147 days on the market. 

Compared to 2008 stats, the high sale in ’08 was $3,400,000 for a 8,650 square foot home, lowest price recorded was $625,000, and the average sale came in at $1,086,028.  31 listings sold in the community overall in 2008, based on recorded data.  It would appear that 2009 saw more activity as the market changed and buyers found values they could not turn away.

Public schools serving this are Oak Hill Elementary & Barton Creek Elementary, O Henry Middle School, and Austin High School & Lake Travis High School.  The Terraces development is part of the Eanes Independent School District. Private schools within Barton Creek include St. Andrews Episcopal School, Regents School of Austin, St. Gabriel’s Catholic School and St. Michael’s Catholic Academy.

There are three sections of The Woods: The Woods, The Woods II, and The Woods III.

The Woods are adjacent to the Fazio Foothills Golf Course and offer traditional Hill Country and Mediterranean-style villas. Homesites range from .5 to 1.4 acres. The Woods II are located between two golf courses and have some of Barton Creek’s finest estate homes on homesites averaging 1 or more acres.

The Woods III is the third phase and has executive homes in rolling hills with Hill Country vistas.

Homes in Wimberly Lane overlook Barton Creek and are in walking distance of two private schools.

The Watersmark offers a wonderful and natural setting where the natural vegetation and mature trees have been left undisturbed whenever possible.
